Frequently Asked Questions

  • The subdivision plan has been submitted to the City of Payson

    for review and approval. The proposed subdivision consists of 14

    lots, for which the City has issued preliminary approval of the lot

    configuration, road design, and utility engineering.

    The next phase is to obtain final approval from the City of Payson

    Planning Department prior to consideration by the Payson City

    Council. Final planning approval is anticipated in January 2026.

    City Council approval is expected thereafter, with recordation of

    the subdivision map projected for late March 2026.

    All timelines, approvals, and assumptions described herein

    are preliminary and are subject to final review, approval, and

    recordation by the City of Payson.

  • Each lot will be served by municipal utilities, including city water, sanitary sewer, electrical power, natural gas, and high-speed internet, subject to availability and standard connection requirements.

    Concord 99, LLC will construct and install all internal roads and curbing within the subdivision at its sole expense.

  • Final lot sales are anticipated to commence in the summer of 2026, subject to final subdivision approval and recordation.

    Construction schedules will vary based on the purchaser’s selected builder and approved home design. No construction may begin until all required utilities and infrastructure have been completed and a certificate of completion has been issued by the City of Payson.

  • No binding sales contracts may be executed until the subdivision plat has been formally recorded. Prospective purchasers may submit a Non-Binding Lot Interest Registration to express their preliminary interest; such registrations will be held by the Developer until the plat is recorded.

    Once the plat is recorded, prospective purchasers may proceed into escrow to confirm their intent to purchase a specific lot. All lot layouts are currently conceptual and subject to change.

    Additionally, all pricing information is preliminary and may be adjusted based on market conditions.

  • Yes. The subdivision will be subject to recorded design and construction standards intended to maintain the architectural integrity, natural character, and overall aesthetic of the community.

    Final design requirements, including any architectural, construction, and use restrictions, will be administered by a designated design review board and formally issued following the recordation of the residential subdivision map, which is anticipated to occur in early summer 2026.

  • Yes. Purchasers may select their own properly licensed and insured builder, subject to compliance with all applicable subdivision regulations, recorded covenants, design guidelines, and design review board approval requirements.

    Alternatively, purchasers may elect to work with the project’s recommended site builder, ISCI Development Group, a local builder with experience in hillside lot development.
